Waterfall Cave Plantation- AVAILABLE

This is truly a one of a kind world class recreational property. This SW Georgia plantation contains approximately 808 acres of exceptional southern yellow pine, clear flowing creeks, a waterfall, a famous cave, rolling red hills, mature stands of hardwood, and prosperous agricultural fields managed for wildlife. Here wildlife abounds with exceptional beauty.

The plantation is located approximately 30 miles west of Thomasville and 12 miles NW of Cairo. This area is known for it extremely fertile soils and its large trophy whitetails. It sits on the geological formation known as Curry Hill. Running for some twenty miles or so in a SW to NE direction it is considered the "continental divide" of southwest Georgia. The plantation is on the Flint River side of the divide and from the top food plot one can enjoy outstanding sunset views overlooking the Flint River valley.

Recreational opportunities are exceptional. The property is intensively managed for trophy whitetails, quail, and wild turkey. 150 Class B&C bucks have been taken off the property compliments of superior genetics found in the area. Wild turkeys are plentiful. The creeks, hardwood stands and strategically placed food plots makes hunting them here very enjoyable. The Plantation can support three horseback quail corses. There are over 750 acres in southern yellow pines and natural timber and about 200 acres in food plots, dove fields and wildlife beneficial agriculture.

The single most outstanding feature is the entrance to the famous Maloy’s Waterfall Cave. Its name says it all. A waterfall cascades over 20 feet into the mouth of one of the most fascinating caves in the state. The clear running stream starts on the property border and then flows almost a mile through the plantation before it reaches the falls. The waterfall is absolutely beautiful. The entrance to the cave couldn’t have been better placed by a Hollywood screenwriter. At the base of the waterfall is entrance that leads to approximately a mile of mapped tunnels.

After a hidden passage was discovered in the early 1990’s, an informal survey of the cave was completed in 1994. Names such as “Catfish Passage,” “Rendezvous Room” “Big Room,” “Grim Triangle of Death,” and the “The Ultimate Thing in the Wall” are familiar to seasoned cave explorers. The cave is home to various features of traditional crystals, enormous rooms, stalactites, and stalagmites. An amateur DVD is available.

This plantation offers exceptional recreation, beauty and value. It is located in a great area, provides some income and is just a lot of fun to be on. What really sets this property apart is the additional feature of the waterfall and cave. This is the kind of property that should be held and passed down from generation to generation. It is a prime candidate for a conservation easement.
