Shamrock Farms Plantation
High Quality Recreational Property with a Heavy Emphasis on Agriculture
Great Combination of Beauty, Income, Water, Timber, and Recreation Prestigiously Located in Thomas County, GA
Shamrock Farms is a high quality recreational property with an emphasis on agriculture, prestigiously located in Thomas County, GA in a prosperous farming and high quality recreational area. It is a great combination of beauty, income, water, timber, and recreation. It has been preserved by the O'Dell Family for over 30 years and is a perfect blend of income production and recreation. The 612-acre property is revenue positive with the income produced from the farm lease more than covering the taxes and insurance. The property is diverse and consists of approximately 178 Acres of agricultural fields, currently leased (however 250 acres of potential cultivation), a 15 acre duck marsh, a 3 acre pond, 50 acres that were previously blueberries that have not been managed in several but could be converted to ag, 205.6 merchantable timbered acres, and the rest is in hardwood timber. Shamrock Farm is a great gentleman's farm, good social storm property, and an excellent cattle conversion.
On the 205.6 merchantable timbered acres, there are 82.5 acres mixed slash pine, 38.2 acres of mixed, 38.3 acres of loblolly planted in 1994, 34.8 acres of planted slash, and 11.9 acres of pre-merch pine 2007. There is an apx $306,500 in merchantable timber value or $1,490 per timbered acre on the 205.6 merchantable timbered acres per December 2014 cruise report. Per the timber cruise report, there is $90,000 due for immediate thinning.
Shamrock Farm is located near the Thomasville airport in a prosperous farming and high quality recreational property area. These farms in the area raise corn, cotton, soybeans, peanuts and some vegetables. The property has about a mile of frontage on Centennial Road.
Shamrock Farm has mature stands of long leaf pine, slash, and loblolly. Some of the largest concentrations of long leaf pine remaining in the United States can be found in this area. The native grasses and groundcover is very well-established in the piney woods here.
There are two small ponds on the property and the headwaters to the Aucilla River are found here and adoringly written about in Balfour's book, "In Search of the Aucilla." This is a keystone property for the Red Hills. There is not yet a conservation easement on this environmentally significant 612 acres. The Aucilla is regarded as one of the, if not the, cleanest rivers in both Florida and Georgia and beloved by all. This is an important property to ensure that the Aucilla River starts off great and ends strong 96 miles downstream.
There are two houses on the property; one a camp house with 2,600 square feet of living space and a large covered porch that runs the length of the house. The second house is a tenant house that would be perfect for a manager of the property or for rental income.
The O'Dell family has preserved the property for wildlife. Shamrock Farm has great populations of deer, turkey, as well as ducks.
"Shamrock Farms is the epitome of a Thomasville gentleman's farm. We would be very proud to own this unique property. The stately pines and wiregrass surrounding the fertile ag fields provide aesthetics and recreation and are reminiscent of what farms looked like back in the 1950's. Shamrock offers many uses to the new owner from a pre-season release quail property, deer and turkey property, cattle conversion, profitable perennial peanut hay operation, or a combination of the above. After over 30 years, the family is ready to sell. There is a 2014 appraisal. Value will not be an issue."
