The Econfina River Place borders 100,000+/- acres of state and federal lands and is just 40 minutes from Tallahassee. The previous owner had platted lots from HWY 14 to the river. This property hasn't been on the market since the 1950's. It has all mineral rights and lime rock rights.

Here, you could walk out the western property line and go 18 miles before another private property is crossed. It is only about 3 miles to the Gulf of Mexico where there is a super boat landing. The adjoining property across the river is one landowner who paid $5,000 per acre with no paved road frontage. The Econfina River Place is high on the list of acquisition properties by several governmental agencies. Not only all of this, but it is in one of the most game rich areas of Florida and beautiful. The Econfina River Place has 2.8 miles of frontage on the Econfina River. It is one of the last large riverfront properties with Gulf access still in private hands in North Florida. The last time land on the Econfina sold it was the eastern banks of this very tract and the property that sold was 2,800 acres for $5,000 per acre with little road access. River tracts of this size, in private hands and not under a conservation easement are difficult, if not impossible, to find! Per the 2015 AFM timber cruise, it shows $921 per acre in timber!

The Econfina River Place borders 100,000 +/- acres of contiguous wildlife management areas and refuges and it borders the Econfina River Conservation Area to the North. Since Narvaez and Desoto first explored this region, it has been noted as some of the most game rich areas of the southeast. Today, this area is one of the most beautiful and protected areas in Florida. The Flint Rock WMA, Aucilla WMA, St. Marks National Refuge, Econfina State Park, Econfina Conservation Area, Hickory Mound Impoundment, and Gum Swamp Research Area are all immediately in the area. Private property ownership is rare in this area. Food plots and wildlife feeders on this tract are the only enhanced feed other than native feed for wildlife for 4-5 miles to the south to the Gulf of Mexico to 18 miles to the west at the other end of the St. Marks National Refuge. The ability of the natural game flow and enhancement through feeding cannot be overemphasized. The ability to have open recreational land to enjoy year round cannot be matched anywhere in the southeast. This has easy access to the Florida Trail, canoe and kayak trails, boat launches on the Gulf, Aucilla, Econfina and St. Marks Rivers, and a myriad of things to do in pristine North Florida.

The property is on the 2015 Florida Forever Priority List, designated as a High Priority project, which would indicate a very strong likelihood of state interest in the tract. We have been envious of this property for many years. This tract is very near and dear to us as it is located in a very strategic and beautiful place along the Econfina River, as well as among various plantations and ranches. We are working with several top appraisers and because of the rarity of properties of this type, the road frontage and proximity to hundreds of thousands of acres of State and Federal lands if a conservation easement we placed on this tract there would be a record diminution. In addition, it is on the SRWMD priority acquisition list.
