The “Dutton Place” is the north half of the 975 acre Lick Skillet Plantation located just 35 minutes southeast of Tallahassee in the Lamont Plantation belt. There is plenty of road frontage with almost two miles on both Federal Road, which is the old “Kings Road” and York Road. The higher and better use of this property is significant. The current density is over fifty homesites. The value of the homesites clustered on the three lakes is tremendous. The property would also make an exceptional conservation subdivision. There is currently no conservation easement in place. However, a significant amount of the conservation easement documentation and requirements are complete. The conservation easement donation is conservatively valued over $1.5M for a direct tax savings to the owner estimated well above $1,000 per acre.
